Commercial Buildings & High Rise

Commercial work runs the full construction lifecycle, from establishing primary survey control before anything is dug through to as-constructed verification at handover.

In between sits the setout that trades actually work off: gridlines, footings and piles, lift shafts and cores, slabs and post-tension layouts, columns, structural steel, precast panels, façade and glazing, services penetrations and embeds. Then the checks that prove it went in right, verticality and alignment, concrete and steel verification, dimensional compliance and tolerance reporting.

This covers apartment buildings, offices, retail, warehouses, multi-level car parks, schools, health care, industrial facilities, refurbishments and fit-outs.

Residential Building Setout

A new home starts with the setout. Get it wrong and the slab is in the wrong place, which is expensive to discover and worse to fix.

We set out custom homes, townhouses, extensions and multi-unit developments: slab and grids, plumbing setout, piers and footings, retaining walls, garages, pools and outbuildings. Because we also do the licensed cadastral work, the boundary identification and the building envelope check come from the same firm, so there is no gap between the boundary survey and the setout that follows it.

Bridge & Structures

Bridges, tunnels and major structures need setout at the start, deformation monitoring through construction, and accurate as-built records at the end.

We can model a structure in 3D from shop drawings before anything is fabricated, which catches clashes while they are still cheap. We also measure steel and precast concrete units in the warehouse to digitally test fit them before committing to a crane lift. Our 3D printing lets us produce scale models where a complex shape is easier to understand in the hand than on a screen.

Set out is the bridge between design and build. Done well, trades work confidently and the programme moves. Rushed or late, every following task wears the cost in rework, clashes, missed inspections and wasted material.
