Subdivision Questions

  • The survey and plan preparation is only part of it. Council fees, service authority contributions, planning consultants and civil works usually make up the larger share, and they vary enormously by council and by site. We quote our component as a fixed price and give you a realistic picture of the rest so you can budget the whole project.

  • Every project differs depending on planning approvals and servicing requirements. The survey work is rarely the constraint. We provide an estimated timeframe at the initial consultation once we can see the site and the planning context.

  • We can assess that in the initial consultation, looking at the planning scheme, lot size, access and servicing. It is worth confirming before you commission a design, because the answer sometimes changes what is worth building.

  • Yes. We coordinate the surveying, plan preparation and lodgement, and work alongside your planning consultant where one is involved. You get one point of contact rather than chasing several.

  • Yes. We can do all of the building setout as well, offering a bundled package that is usually more competitive than engaging separate firms and gives you a smoother handover from title to construction.

  • Yes. We prepare Works as Executed plans and reports reviewed, certified and signed by a Victorian Licensed Surveyor where your project requires them.

What a Subdivision Survey Involves

A subdivision survey produces the plan that creates new titles, whether you are adding one lot at the back of a suburban block or delivering a multi-stage residential estate.

The plan itself is the visible output. Most of the work is the coordination behind it, making sure planning conditions, service requirements and easement arrangements are all resolved so the plan can actually be certified and registered.

Can I Subdivide My Property?

That depends on the planning scheme, the lot size, access, servicing and a handful of other factors. It is the first question everyone asks and it is worth answering properly before spending money on a design.

We assess this at the initial consultation. If the answer is no, or not in the form you were hoping for, you want to know that early.

SPEAR and Land Use Victoria

Victorian subdivision plans are lodged electronically through SPEAR and registered with Land Use Victoria. Both have specific requirements and both will return a plan that does not meet them.

We manage the lodgement ourselves and work through the referrals and requisitions, which is why our clients are not the ones chasing councils for status updates.

Easements and Consolidations

Most subdivisions need easements created for drainage, sewerage or access, and some need existing ones varied or removed. Occasionally the right move is a consolidation first, combining titles to clear internal boundaries before resubdividing cleanly.

Carrying On Into Construction

Once titles issue, someone has to set out the buildings. We can do all of the building setout as well, which bundles the work into one engagement and keeps the same control from the subdivision through to the slab.
