Removing the Charman Road level crossing and rebuilding Cheltenham station reshaped the centre of the suburb. Southland continues to anchor the retail and commercial side, the Bay Road and Nepean Highway frontages carry showrooms and light industry, and the residential streets behind them are being redeveloped block by block.

Cheltenham also sits on sandbelt ground, and the combination of sandy soil and relatively shallow groundwater makes accurate levels and drainage design more consequential than the flat terrain suggests.
